The Augustine is a 3-bedroom 2 story home to be built within the Emerson
Park Neighborhood of East St. Louis, Illinois.
Conceptually, the Augustine challenges the limits of a narrow lot by creating space. Restrictions in budget, square footage, and site size expose the difficulty of finding space within a confined area. However, these restrictions did not so much pose a problem as much as they provided an opportunity.
The Augustine incorporates special design features in order to create a greater sense of space. A second-story catwalk acts as a connection between bedrooms and opens the foyer and family room into two-story spaces. The views from second floor to first floor and vice versa, create a connection between the spaces causing them to feel larger. The impressive size of these two-story spaces appears both imposing and awe-inspiring.
A built-in shelving feature connects the ground level family room and dining room to the second-story loft, while also emphasizing the generous height of the family room. The two-story spaces are not only impressive in appearance, but they provide separation between public spaces and more private spaces. The foyer and family room being the most public are distinct because of their excessive height.
The master bedroom is located on the first floor in order to make the
design more flexible for different types of homeowners, from those who
are looking for greater privacy to those who would prefer not to have to
walk up stairs.

promoting a second-story loft. Each option will display a total square
footage and budget cost for comparison. The budget costs are determined
by an estimated $65 per square foot.
