Site Two Was Chosen For Development For Many Factors:
Criteria Site One Site Two
Size Small and dotted with structures. 1/5 bigger and void of any existing structures.
Surrounding Area Surrounded by development, which could hinder future expansion of the retirement facility.  Adjacent is a fully functional gas bottling plant. Open area with room for expansion beyond site boundaries.  The industry adjacent to site is abandoned and will remain dormant indefinitely.
Schools and Churches Within 1 1/2 blocks distance within 1 1/2 block walking distance
Noise Pollution Adjacent to an active gas bottling plan.  This is noisy during normal operating hours. Bounded by a rail line to the west which is still used, although, not all the time.  Trains go by about twice a day.  To older people this may be an amenity, having grown up in the era of the train.
Access to Public Transportation Bus routes run adjacent to the sites. Bus routes run adjacent to the sites.
Views No prevalent views. Unobstructed view to the St. Louis Arch across the river.
Vegetation Less than average vegetation on site.  Adequate vegetation on site that provides a buffer between the vacant industry to the south west.
